I am a full time software engineer with more than 12 years of experience in database based website development in MS Access, SQL Server, C#, ASP.Net, PHP. I am looking to do some freelance work too and hence new to this website. I can easily create the database and later on web interface for your property business. If in the future you want to integrate the solution to your web site in an economic way, it would be by scrapping the site to update the database (pulling information). it will cost you $120 per page to be scrapped. If your site is in WordPress, there's a way to pull/push information with the aid of a plugin. My solution will allow you to take the file in your iPad when visiting properties, to take pictures of the property or a damage in a property, to have customers sign digitally a lease, to mark properties visited with potential customers for later analysis or discussions. you did not attached the Access file you mentioned.

I have gone through your ER modeling and found the following 1. You have three different types of customer (Company, Owner and tenants) 2. The company/Contact are for the maintenance of the house – please correct me if I am wrong 3. House is one of the property type but slightly I need more clarification on Lot which has property type also. Then the house can also come under one of the property types. If I get more clarification if you have some documents about your business process or the excel sheet which you are managing then it will be better and which enable me to have more insight. Regarding the second phase, we have made couple of projects on Java, CSS, Apache, jscript on PostgreSQL database and currently running on AWS cloud.
