Seems many of you out there have done similar projects in the past... typical needs to begin with are to simply get the data from the mls service provider, create proper mysql table structures, then on daily basis update mysql tables with current data. I have table layout pdf file to help map the tab delimited text data files from the ftp server, and some work done on scripts to grab the data - but I have very little work done in regard to ongoing database maintenace concerns.
We want to compile all mls data for long term and future development projects - like historical prices in an area, maping, etc... as well as to provide our real estate website visitors current mls listing data with all included mls photos (upto 9 per listing)...
I have been working with open realty - prefer to start from scratch with new design where I can track usage and have future potential to assign userid for individual agents in the brokerage to have a way to then track the leads that agent is producing via her/his website but not to have to duplicate the data as I am doing now...
Bid can be just for simple script to get the data and setup sql - or perhaps for ongoing, a base rate plus project bonus on completion...
We are working on layouts and ideas for also integrating county tax records and data so that when user searches active listings, the script will automatically attempt to cross reference the mls address field in the listings table with the county tax table address field - if no match, offer user drop down selection of close matches or option to browse for exact/search the tax data to cross reference - then in the background, when match is found - auto id the listings db or perhaps a separate table to match mlsID# with taxID# for future references...
if we get to this point - I have about 20 other features I would like the site to do, such as search result display options integrating google maps, mls photos, basic listing details, basic tax details, a reference to the mls area id code (tracked by separate script to track historical averages for a set of criteria - neighborhood prices up or down).... etc...
