I have two separate lots in the same neighborhood (1/4 mile apart) that are ready to build in Marietta that I would like to start construction on. Each lot will contain one single family house and they will be the same floor plan - I have drawings completed. One of the lots has sewer and water installed while the other does not (needs to be ordered from Cobb County). I am a licensed contractor with some experience however I would like to hire a Construction Manager to oversee the two projects and manage the subs. I have subcontractors in certain trades that I feel very comfortable with (electrical and drywall, for example) while others I'd like to explore recommendations from the Construction Manager (framing, foundation). Each house is ~3,000 square feet with 4 beds and 3.5 baths. I just finished building two homes of the exact same floor plan in Kennesaw so we can visit the homes during the preliminary meeting. Expectations are to oversee the construction project from conception to completion: help with estimating, draft scopes of work, negotiate terms, review contracts, approve invoices, ensure quality construction standards, perform bid walks, coordinate site activities and manage and oversee job sites and construction progress daily or as needed. I expect the candidate to be a licensed contractor in the state of Georgia and have experience as a home builder with past and ongoing projects in the Atlanta metro area that we can currently visit.
