I am an professional architectural building designer practicing residential design with studios in Cronulla and Lake Tabourie on the NSW south coast. (My wife is a landscape designer who specialises in coastal environments.) At vanrynDESIGN I design and document residential projects of all sizes. Our projects have achieved NSW and Australian national award recognition consistently over many years. As you well know, your design is a waste of time unless it is designed around the constraints imposed by Shellharbour City Council. It is vital that their rules are researched and considered in the first instance. Be wary of overseas freelancers! As a means of introduction, my quote proposes to prepare simple freehand but scaled concept sketches of your project. No site visit has been allowed at this point so it is vital that site survey info and site photos be provided. Building budget must also be disclosed. After this introductory stage we can move forward in an orderly manner with separate quotes to prepare 2D layouts or 3D CAD greyscale modeling using SketchUp Pro.
