Build a Website

I need someone to make and explain on how to do two things for my real-estate website efficiently (i.e. handle large number of concurrent users without problems, taking scalability into consideration in the future) .. I'm using Java (Spring MVC) and mysql in the back end, and html5, css3, bootstrap javascript and jquery in the front end: 1) I want to display a lot of marks on google maps based on the location being viewed on the map (like the map on airbnb: [login to view URL]) .. as you can see the search is happening as you move on the map .. so I want to do that plus I want to gather the marks together into one mark that shows the number of actual marks when you zoom out (i.e. a mark that says 100 when you are way zoomed out instead of overlapping the marks). 2) And this is more important, I want an efficient database design and code explanation on how to implement an efficient search with multiple factors for filtering (also as you can see on airbnb, you can filter on room type, dates, pricing ... etc). It is preferred if you have experience of building such websites (specially for the second point, it doesn't have to be real-estate, but experience in filtering systems such as filtering in e-commerce).
