Data center business plan

I'm looking for a data center feasibility study or an initial business plan document, This document is for education institution, The document must include the following elements, Facility, Servers, Racks, Power “generator, UPS”, Internet connections, Firewalls, Switches, Cabling, KVMs, IP blocks, Fire alarm systems, Desks, Desktops, backup systems, and solution, etc..., all the way down to the cost estimate for a facility of 10 Racks and 50 Servers, and facility growth in 1-3 years, The more professional it looks, the more useful details on elements, the better, e.g. more details about green energy and comparison between old UPS vs. Power Chain devices or similar equipments, that would be great but not mandatory, there are lots of free resources provides that type of business plan structure template, but I'm looking for a well done one.
